Abstract:
Twenty-three installations of EIFS were investigated, located in central and western Canada. The installations ranged from 2 to 13 years old. Most were the soft coat type (Type PB). Each installation was visually examined for signs of distress or deterioration. In many cases, building owners, occupants, and managers were interviewed, the working drawings were examined, and the interior was inspected. In ten cases, representative samples of the insulation and finish were taken for laboratory analysis to determine lamina weight, thickness of finish and base coats, water absorption, polymer type and amount, and reinforcement. More than half of the installations were in good to excellent overall condition, although none were entirely free of defect. Approximately 30% had visible problems serious enough to threaten service life if left uncorrected. Ingress of moisture and impact damage were the most common causes of serious damage or deterioration. The project was funded by Canada Mortgage and Housing Corporation (CMHC) as part of an ongoing study of this exterior finish.
