Abstract:
In areas with high annual rainfall amounts, such as Florida, water leakage through operable windows and sliding glass doors is common, particularly at multistory applications. Although each leak is unique to the product and project, certain trends have developed. Investigations of water leakage at many projects throughout Florida, particularly multistory condominiums, have revealed several common water leak sources.

Observations during storms and field water tests have revealed three typical types of leaks that most frequently occur. Water percolation between operable members and the frame occurs during wind driven rain storms. Leakage through the sliding glass door track or window sill can occur any time water is present in the assembly. Leakage through perimeter sealants is usually induced during a wind driven rain, but can also occur if there is standing water next to the assembly.
